About Role

Commercial managers are responsible for the budget and keep on top of all the costs involved in large-scale construction projects. They oversee projects and monitor plans to ensure deadlines are met, projects stay within budget and work is up to standard.

Job Responsibilities

  • Safeguard KONE’s financial interests both with customers and subcontractors/suppliers and ensure that business goals are accomplished by contract implementation
  • Assess contractual and commercial risks and make recommendations based on a thorough analysis 
  • Coach employees on best practices for managing contractual issues and handling daily issues and tasks related to projects
  • Cooperate with relevant departments to develop accurate and consistent tenders for projects
  • Support with the contractual review of customer contract terms and conditions also in the tendering phase, identification of key concerns and liabilities, and removal of non-market standard or otherwise unacceptable obligations ensuring KONE’s contractual rights are protected 
  • Ensure KONE’s enforcement of its contractual rights and compliance with contractual obligations, e.g. by supporting the project team in issuing notices in accordance with the provisions of the contract, submitting and responding to the extension of time and other claims under the contract, submitting payment applications, identifying the works falling within or outside KONE’s scope of works, preparing variation claims, resolving disputes and limiting potential liabilities including managing and reporting claims. Liaise and negotiate with the customers in respect of same, as required.
  • Support project teams in securing KONE’s position related to project-related snagging and handover processes 
  • Ensure that invoice related disputes are resolved with the maximum benefit to the projects
  • Manage and coordinate collection and bond call-related legal cases with selected external law firms and reports on their status
  • Conduct, in cooperation with the legal team, analysis of new laws, regulations, and contract trends and support with determining their potential impact on the business
  • Manage internal customer credit risk ratings – traffic lights process. Communicate changes to the shared service center to update CRM based on the traffic light analysis.
  • Analyze overdue account balances, lead-related review meetings, and coordinate actions
  • Liaising with customers, as well as internal personnel including supporting sales and operations teams to resolve major account receivables delays, negotiate complex terms and conditions, settlement agreements, drive claims, and variation orders submission/negotiation.

Job Requirements

  • University Degree holder
  • 10+ years of relevant experience in the construction industry
  • Strong commercial awareness, communication, and negotiation skills
